What’s My Home Worth?

A home ultimately is worth what someone will pay for it. Everything else is an estimate of value. To determine a property’s value, most people turn to either an appraisal or a comparative market analysis (CMA).

Appraisal

An appraisal is a certified appraiser’s estimate of the value of a home at a given point in time. An appraiser will consider the square footage, construction quality, design, floor plan, neighborhood and availability of transportation, shopping and schools. They will also take lot size, topography, view and landscaping and recent sales of other homes in the area of similar size into account. Most appraisals cost about $400.

CMA (Comparative Market Analysis)

A CMA is our informal estimate of a home’s market value, based on sales of comparable homes in a neighborhood. Team510realty provides this for FREE. You can even do a basic one yourself by putting your address into Market Snapshot, or if you want a more detailed analysis we will come by your home to do a full consultation. This usually takes ½ hour to compile and then we can send you the results the next day.
